Your Guide to Finding a Great Condo or Townhome in Cupertino, Saratoga, and Los Gatos
By Denise | Dream Homes with Denise
If you've been dreaming about getting into the South Bay real estate market, here's some genuinely good news: the condo and townhome segment in three of Silicon Valley's most desirable cities is offering buyers a real opportunity right now. Cupertino. Saratoga. Los Gatos. More inventory, more negotiating room, and more time to make a thoughtful decision than buyers have had in years. Zip codes like 95014, 95070, and 95032 rarely give you this kind of opening, and right now they are.
The key to making the most of it is knowing what to look for. And beyond the home itself, the most important thing to evaluate is the HOA.
Is Now a Good Time to Buy a Condo or Townhome in Cupertino, Saratoga, or Los Gatos?
For attached homes specifically, yes and each of these cities brings something special to the table. Cupertino offers top-ranked schools and walking distance to some of the most important tech campuses in the world. Saratoga brings prestige, tranquility, and a community that has stayed sought-after for generations. Los Gatos offers a walkable downtown, a strong sense of community, and a mountain backdrop that makes it feel like a world apart from the rest of Silicon Valley.
A well-chosen condo or townhome in any of these cities is a smart, lasting investment. The right due diligence is what makes the difference between smart and great.
Why the HOA Is Such an Important Part of the Decision
When you buy a condo or townhome, you're joining a community, not just purchasing a unit. The HOA governs how common areas are maintained, how future repairs are funded, and what the day-to-day experience of living there looks like. A well-run HOA is genuinely one of the best things a condo can have: it keeps the property beautiful, protects values, and takes the headache of exterior maintenance completely off your plate.
The goal isn't to be afraid of HOAs. It's to find a good one. And in Cupertino, Saratoga, and Los Gatos, there are plenty of them.
What to Look for in a Great HOA
California law requires HOAs to provide a full disclosure package, and you have the right to review it during your contingency period. Here's what the best HOAs will show you:
A Healthy Reserve Study This document shows how much money the association has set aside for major future repairs: roofs, plumbing, elevators, parking structures, shared amenities. A reserve funded at 70% or above signals an HOA that has been planning ahead and managing its finances responsibly. It's one of the clearest signs that you're buying into a well-run community. If you see a long list of components that are past their useful life, or recommended contributions that the board has chosen not to fully fund, those can indicate a red flag.
Clean Board Meeting Minutes (Last 12-24 Months) Meeting minutes tell you how the board operates and what the community has been focused on. When you see consistent follow-through, proactive planning, and a professional tone, that's a great sign. The minutes give you a real window into the culture of the association before you ever move in. Signals that indicate otherwise can include same repair items appearing in meeting after meeting without resolution or motions to postpone work that was previously approved.
A Balanced Budget and Strong Financials A financially healthy HOA collects dues consistently, operates within its budget, and keeps delinquency rates low. Strong financials also matter for your mortgage: many lenders have minimum thresholds for owner-occupancy and collection rates in condo communities, and a well-run association makes financing straightforward.
Clear CC&Rs and Rules The Covenants, Conditions & Restrictions define what you can do with your unit: renting it out, having pets, parking, exterior modifications. The best associations have clear, fair rules that are consistently applied. Knowing them upfront means no surprises and a much smoother experience as an owner.
No Pending Assessments or Litigation A clean bill of health here is a great sign. Your agent should always ask directly about pending special assessments or active litigation, and a transparent, well-managed HOA will have straightforward answers.
Comprehensive Insurance Coverage A strong master policy protects the community and simplifies your own insurance needs. Understanding whether the HOA carries "bare walls in" or "all-in" coverage tells you exactly what you need to handle individually, and a good HOA makes this easy to understand.
The Right HOA Makes All the Difference
In Cupertino, Saratoga, and Los Gatos, you'll find HOAs that are genuinely excellent: professionally managed, financially sound, with engaged boards and communities where pride of ownership shows in everything from the landscaping to the building condition. These are the communities where values hold strong and owners stay for years.
Knowing how to identify them is the skill that turns a good purchase into a great one. Price and address are just the starting point. The HOA is where you find out what daily life and long-term value really look like.
