The minutes give you a real window into the culture of the association before you ever move in.  Signals that indicate otherwise can include same repair items appearing in meeting after meeting without resolution or motions to postpone work that was previously approved.

A Balanced Budget and Strong Financials A financially healthy HOA collects dues consistently, operates within its budget, and keeps delinquency rates low. Strong financials also matter for your mortgage: many lenders have minimum thresholds for owner-occupancy and collection rates in condo communities, and a well-run association makes financing straightforward.

Clear CC&Rs and Rules The Covenants, Conditions & Restrictions define what you can do with your unit: renting it out, having pets, parking, exterior modifications. The best associations have clear, fair rules that are consistently applied. Knowing them upfront means no surprises and a much smoother experience as an owner.

No Pending Assessments or Litigation A clean bill of health here is a great sign. Your agent should always ask directly about pending special assessments or active litigation, and a transparent, well-managed HOA will have straightforward answers.

Comprehensive Insurance Coverage A strong master policy protects the community and simplifies your own insurance needs. Understanding whether the HOA carries "bare walls in" or "all-in" coverage tells you exactly what you need to handle individually, and a good HOA makes this easy to understand.
